Lexicon has advised on the acquisition of Waverley, Market Dock in South Shields, a 10 unit development of ‘own front door’ offices. The rationale behind the acquisition was a very competitive capital value and a strong letting storey. There is also potential for residential redevelopment in the future. The transaction concluded at a price of £1.2m reflecting a net initial yield of 10.4%.
