1993-2001: DTZ Associate Director dealing with many aspects of industrial agency including occupational agency, development consultancy, investment acquisitions and asset management of multi let industrial portfolios
2002-2008: Lambert Smith Hampton – Director establishing LSH within the North East and heading up the Newcastle office and its agency function. Acting on behalf of a wide range of public and private sector clients David undertook a range of development consultancy roles and advised on a range of office, retail and industrial schemes, market assessments and asset management positions.
2008 to 2011: James Barr – Director establishing a presence for James Barr dealing with a range of commercial and industrial property projects.
JUNE 2011: Launched Lexicon Commercial, now Lexicon CRE

INVESTMENT / ASSET MANAGEMENT
TYNE TUNNEL TRADING ESTATE: Acquisition of a multi let industrial estate on behalf of CINIO Estates with full asset management role to add value through tenant liaison, improvements to the estate environment, and successful marketing of improved stock
WASHINGTON: Acquisition and asset management of a range of industrial estates on behalf of Ashtenne. Significant value added through tenant liaison, building improvements and successful marketing of vacant industrial stock
BARON HOUSE, NEWCASTLE UPON TYNE: Acting on behalf of a BPRA fund the 90,000 sq ft mixed use, city centre property was acquired. Further involved the asset management to make the property development ready to provide a 160 room branded hotel completed bMarch 2015. Rent reviews and lease renewals with existing ground and first floor occupiers.
AYCLIFFE, COUNTY DURHAM: Acting on behalf of M7 Real Estate / Europa Capital in providing advice on the acquisition of a property portfolio in Aycliffe, County Durham. The acquisition of 700,000 sq ft of industrial premises at a price in the order of £11 million was concluded following advice on market conditions, asset management opportunities, marketing and rental/ capital values.

Sale of a 101 bed Travelodge in a deal worth £5.8 m
GUNNER HOUSE, NEWCASTLE : Acquisition of mixed use city centre premises on behalf of private client, advising on refurbishment proposals and improving income through instigation of lease renewals.

BROAD LEA HOUSE, HUDDERSFIELD
Site search on behalf of a corporate occupier to lease c 45,000 sq ft of offices. This comprised an off market search and negotiation of building’s lease and adjacent additional car parking.
BRACKEN HILL, PETERLEE
Leasehold Acquisition of 10,000 sqft of offices to supplement an existing facility.
RIVERSIDE ROAD, SUNDERLAND
Acquisition of 55,000 sq ft manufacturing facility and 42,000 sqft warehouse for locally based manufacturer to support significant business expansion
VARIOUS OCCUPIER SERVICES: Advising on behalf of a range of office and industrial occupiers including Redde Group, WYG, Ingeus UK, CBLL and Credit Services Agency. Instructions have included rent reviews, lease renewals, property acquisitions, surrenders and lease re-gears.
DEVELOPMENT
PARK 2000, HEIGHINGTON LANE, COUNTY DURHAM: Identification of development opportunity with full development consultancy from site acquisition, grant application, design, and marketing of speculatively built product achieving 100% occupancy within 9 months of completion
TEAM VALLEY, GATESHEAD: Site acquisitions, development consultancy and successful marketing of a range of completed industrial schemes on behalf of City and Northern and Silverlink Properties
BALLIOL EAST, NORTH TYNESIDE: Acting on behalf of Viasystems, negotiations to create a saleable development opportunity followed by full marketing and sale of site which became the first phase of Quorum Business Park. Subsequently acting on behalf of One NorthEast and DTI acted on disposal of the former Viasystems premises now the final phases of the successful Quorum development
RAINTON BRIDGE BUSINESS PARK, SUNDERLAND: On behalf of City of Sunderland marketing of development site with negotiation of development agreement to Akeler. Subsequently became involved in marketing of scheme which secured the development of the (then) Northern Rock campus.
NORTHUMBERLAND BUSINESS PARK: Successful marketing of 30 acre development site on behalf of Northumberland County Council to secure a development partner for a major business park opportunity.
CONSULTANCY
WEST HARTFORD, CRAMLINGTON: Expert witness acting in respect of a 240 acre development site. The role require analysis of demand and competing supply for industrial sites across the region and report to public enquiry. Client One NorthEast
NELSON INDUSTRIAL ESTATE, CRAMLINGTON: Preparation of evidence to public enquiry. The site had been the subject of an application for change of use from employment use to residential.
